Regional Municipality of York, Ontario
The Regional Municipality of York, also called York Region, is a regional municipality in south-central Ontario, Canada, between Lake Simcoe and Toronto. It replaced the former York County in 1971. The 2001 census population was 729,254, but the fast-growing region is estimated to have 890,000 residents as of 2005, making it more populous than all of Northern Ontario.[citation needed] It is the fastest growing census division in Canada, expected to surpass 1.5 million residents by 2020. The entire region is part of the Greater Toronto Area and the Golden Horseshoe. The regional seat is in Newmarket.
York Region covers 1,776 square kilometres from Lake Simcoe in the north to the city of Toronto in the south. Its eastern border is shared with Durham Region, to the west is Peel Region, and Simcoe County is to the northwest.
Towns and cities in York Region include:
Town of Aurora, Town of East Gwillimbury, Town of Georgina, Township of King, Town of Markham, Town of Newmarket, Town of Richmond Hill, City of Vaughan, Town of Whitchurch-Stouffville.
There is also one First Nation with an Indian reserve, where the Chippewas of Georgina Island First Nation reside.
York Region's landscape includes farmlands, wetlands and kettle lakes, the Oak Ridges Moraine and over 2,070 hectares of regional forest, in addition to the built-up areas of its municipalities.

Anna and Alex’s Tips
When our York region real estate clients are thinking of buying a home, they sometimes wonder aloud about the most important thing they should consider. Of course, they need to find a home in York region that provides everything they need in a home, but after that? We often reply with the phrase, "location, location, location." It's become an almost hackneyed phrase, but it still has meaning. Where a home is located in York region is the most important factor in it's value -- both now and in the future. For example, suppose you are buying a new home in York region and have a choice between two identical houses. One is located close to the center of the tract and the other backs up to a potentially busy street in York region. York region house in the center of the tract will have a greater value. On the other hand, you may be able to buy a four bedroom house on the edge of the tract for the same price it would cost to buy a three bedroom house on the interior of the tract in York region. And so on... In an old-fashioned York region neighborhood with square blocks, a house in the middle of the block will have more value than an identical house located on the corner. Corners in York region have more traffic. A single family York region house in an area where there are mostly other single family homes will retain its value better than a similar home in an area where there are apartments, condominiums, or businesses -- not because apartments and condo are "bad" -- but because the neighborhood is fairly homogeneous. A home in a thriving vibrant community of York region will have more value than a home in a city where industries are failing, the roads are uncared for and schools are on the decline. All other things being equal, a home in a desirable York region location is more valuable than an identical or similar home in a less desirable location. So when deciding what you "need" in a home versus what you "want" in a home, sometimes it makes sense to settle for what you need in a desirable location of York region - providing resale value is important to you. That's all real estate agents mean when they say "location, location, location." Location is important because it is the greatest determining factor in value.
