Regional Municipality of Peel, Ontario

The Regional Municipality of Peel encompasses three municipalities directly to the west of Toronto, Ontario, Canada. The regional municipality is made up of the cities of Brampton, Mississauga and the town of Caledon. Mississauga occupies the southernmost portion of the region, a city of 700,000 (the sixth largest in Canada) that reaches from Lake Ontario north to Highway 407. In the centre is Brampton, a smaller city of 415,000 (ranked 14th by population). Finally, by far the largest (in area) and the most sparsely populated part of the region is Caledon, which is home to only 55,000 residents. The Region of Peel is the second-largest municipality in Ontario after Toronto. The regional seat is in Brampton. Owing to immigration and its transportation infrastructure (seven highways serve Peel and Toronto Pearson International Airport is mostly within its boundaries), the Region of Peel is a rapidly-growing area with a young population and an increasing profile.

The Region was created by the government of Bill Davis in 1974, replacing the County of Peel, and was legislated to provide community services to the large and highly urbanized area. The region is responsible for the services and infrastructure related to water delivery and wastewater treatment, waste collection and disposal, regional roads, public health, long-term care centres, Peel Regional Police, ambulance services, planning, public housing, paratransit, judicial and social services. Other municipal functions are provided by the three local-tier municipalities. These responsibilities have changed over time, as functions have been uploaded and downloaded to and from the provincial and regional levels, as directed by the Province of Ontario. The County of Peel (and indirectly, the Region of Peel) was named after Sir Robert Peel, the nineteenth-century Prime Minister of the United Kingdom.

 

Regional Municipality of Halton, Ontario

The Regional Municipality of Halton, or Halton Region, is a regional municipality located in Ontario, Canada in the southwest part of the Greater Toronto Area and until 1974 was known as Halton County. It is comprised of the city of Burlington and the towns of Oakville, Milton, and Halton Hills and is policed by the Halton Regional Police Service. The region's headquarters are located in Oakville. The town of Oakville and the city of Burlington make up the largely urban area to the south, while the towns of Milton and Halton Hills to the north are significantly more rural despite the presence of growing urban areas. Urban sprawl in Brampton to the east in neighbouring Peel Region have made urban areas in the GTA uninterrupted all the way to the City of Toronto as is visible on Google Earth satellite images of the GTA and the Golden Horseshoe. Halton Region has a population of 375,229 (2001) spread out over 232,000 acres (939 km²) of land. Population estimates project a population of 439,000 in 2006, making it one of the fastest growing regions in the country. Despite the unprecedented growth in residential development in Halton, agriculture and protected lands along the Niagara Escarpment are still the predominant land uses.

Often times the house you find may be in a neighborhood of Peel Halton that you're not familiar with, which is ok. It just means that you'll have to do a little more research. If you find a Peel Halton house that you like, ask for a list of the neighborhood properties that sold in the last year. How does your home in Peel Halton rank? Is it at the top of the price range? If so, it might be hard to resell. Is it average or on the low end? If so, great - as the other home prices in Peel Halton go up in value, they will pull your home's value up as well. Check out the schools - are they sought after? A good school district means your neighborhood will always be valued by families which is a great reassurance to purchase, not to mention the value-add if you have school-age children. Next, contact the police station and obtain crime statistics? Are they acceptable to you? Sometimes, if they won't give them to you, it could be a cause for alarm. Talk to the neighbors. The more people you talk to, the better sense you will get of who makes up the neighborhood and how they will effect your time spent in it. Check out the location of the shopping, police and fire stations, schools, and air traffic overhead. These are all things that might affect your property value or quality of your life.
