You can search for the house on the Internet, but you need to go out and actually see the houses and choose one. So you are calling to the listing sales representative and making the appointments. You have all the rights to do so, but you are doing the first and most costly mistake in the buying process. Why so? Because you are all alone in the new territory not knowing that the listing sales representative is not representing your interests! He or she cannot give a buyer the same degree of loyalty as an buyer's sales representative, who acts on behalf of a buyer and worcs only for buyer. Federal Trade Commission study in 2000 revealed that over 72% of all home buyers in North America mistakenly believed that the sales representative who was showing them his listings also represented their best interest. Listing sales representative is representing not the buyer’s, but seller’s best interest. He is trying to get the highest price for the seller, not the lowest price for you as a buyer! You can try to negotiate the price by yourself but with all his professional knowledge your success is very questionable. Smart buyer today never buy a home alone! In fact, 71% of homebuyers surveyed in a recent Gallup poll said they would use a "Buyer's sales representative" the next time they purchased. It’s only logical. Buying a home is probably the most important purchase you'll ever make. You don’t want to make mistakes. You simply can’t afford mistakes! When you are ready to buy a house, don’t do the common home buying mistakes. Don’t start with houses, start with the finding the good buyer's sales representative. Assist in viewing properties and accompany you on the showings. Research the selected properties to identify any problems or issues to help you make an informed decision prior to making an appropriate offer on the property. Advise the client on structuring an appropriate offer to purchase the selected property. Present the offer to the seller's sales representative and seller on the client's behalf. Negotiate the sold prise with your best interests in mind. Review and explain all legal documents. Assist in securing appropriate financing for the selected property. Provide a list of potential qualified movers, attorneys, carpenters, mortgage consultants, appraisers, engineers, architects, contractors, and home inspectors. Most importantly you would know that you are fully represented throughout the real estate transaction. We will get you the lowest price, negotiate the best terms for you, assist you in negotiations, find out if the seller will accept a lower offer price, not disclose any information that would hurt your position. You will receive all this services absolutely free. You don't pay for our real estate services. It's in our best interest to work quickly, diligently and use all our resources to help you meet your goals. We are compensated for our work by commissions paid by the seller when the property closes. When you have an sales representative as an advocate, you share some of the risk of home buying.
