Ajax, Ontario
Ajax (estimated 2006 population 90,000) is a town located in the Golden Horseshoe of south central Ontario, Canada. Ajax is part of the Greater Toronto Area and the Regional Municipality of Durham. Situated approximately 25 kilometers east of Toronto on the shores of Lake Ontario, Ajax is bordered by the City of Pickering to the West and the Town of Whitby to the East. By 1953, the desire for full and active participation by its citizens in an elected council and school board was strong. The Ajax Citizens' Association, formed by many civic-minded persons, presented a brief to the Ontario Municipal Board urging that the Improvement District of Ajax become the Corporation of the Town of Ajax. The Municipal Board approved this step, and on December 13, 1954, the people elected the first Town Council and the first Public School Board.On June 22, 1973, the Ontario Legislature enacted Bill 162 to amalgamate the Town of Ajax and the Village of Pickering and annex certain portions of the Township of Pickering to the Town of Ajax, as part of the creation of the new Durham Region.
Whitby, Ontario
Whitby (estimated 2005 population 116,000) is a town located east of Toronto on the north shore of Lake Ontario, and is the seat of Durham Region, Ontario, Canada. In 1968, the Town of Whitby and Township of Whitby amalgamated to form the current municipality. Municipal boundaries were not changed during the 1974 formation of Durham Region and remain to this day. Today, Whitby is the seat of government in Durham Region. It is commonly considered part of the Greater Toronto Area, although for census purposes it belongs to the greater Oshawa Metropolitan Area. They are both in the eastern part of the Golden Horseshoe region.

There is a lot of money at stake. No house is perfect. Understanding and remembering these two statements will help diffuse the negotiation stage, the inspection stage and the closing stage. Emotions are high for both buyers and sellers. The seller may have loving memories and years of sweat equity in the house in Ajax or Whitby. Maybe they are being relocated and don't want to go. Understanding their motivations for selling will help you appreciate their situation and predicament during these emotional times.There is a lot of money at stake for all the parties involved (and that includes the realtors) - Just remember that market value (the value of a home) is the price that a willing buyer and a willing seller can agree to. If you can not agree on a price, ask yourself: Is there something you missed? Are there comparables that support the price that they want? Are there motivations that might factor into the price they are demanding? In the end, does it matter? What is the Ajax, Whitby house worth to you today and what do you think you can reasonably sell it for based on the amount of time you plan to spend in it? Think about the answers to those questions before you make your move. No house is perfect - Always get an inspection. It might be a few hundred dollars, but it's worth it.
